The real numbers
Profit, not just revenue.
The big figures you see quoted are often revenue, not profit. Here is how we look at it, and where the money actually goes. Tap an item to open it.
What could you realistically earn?
In our experience, most landlords end up making between 30-60% more than they would with a traditional tenancy.
It really depends on the property. Unlike others who promise 100 to 150%, we would rather give you a realistic picture, after all the costs are taken into account.
The breakdown: where the money goes
- 1The guest pays for the bookingThe full booking amount.
- 2Airbnb or Booking.com take their feeApproximately 18%.
- 3We take our standard 15% commissionCharged on what is left after the platform fee, plus VAT.
- 4The rest is the landlord's amountThis is what the landlord receives from each booking.
Running costs to allow for
- CleaningIncludes linen changes and supplies such as toilet paper.
- Council taxPaid on the property as usual.
- UtilitiesGas, electricity, water and internet.
Platform fees are approximate and the running costs depend on the property. We go through the numbers for your property with you before anything starts.
What we do
We run the whole let, so you do not have to.
Short and mid-term lets can earn more than a standard tenancy, but they are a lot of work. We take that work on. Tap an item to read more.
Guests
We screen every booking and handle all guest communication. Guests pay before arrival, so there is no rent-arrears worry.
Cleaning and inspections
Professionally cleaned between every stay, and the property is regularly inspected.
Maintenance
When something needs fixing we deal with it fast, so you are not the one taking the call.
Pricing and listings
We set and adjust nightly rates and list your property on the major booking platforms.
Compliance
We help keep the property on the right side of short-let rules in London, including safety certificates and the 90-night limit where it applies.
Mid-term, corporate and insurance stays
As well as nightly bookings, we host stays of a month or more for corporate clients, insurance placements and relocations.
Your property and your options
Condition of your property
Serious guest damage is very rare. Where it does happen, we have generally been able to sort it out through insurance or damage protection, where covered.
Flexibility if you plan to sell
Earn income while you decide. When you are ready, we stop taking new bookings and honour the reservations already made.
Flexibility
Your property, on your terms.
Short-term rental keeps your options open. Tap an item to read more.
Start and stop when you like
You are not locked into a long tenancy. You can begin when you are ready and stop when your plans change.
No evictions
With short stays there is no tenant to evict. Guests pay before they arrive and leave when their booking ends.
Ideal if you are thinking of selling
Earn income while you decide. When you are ready to sell, the property is not tied up with a sitting tenant.
Worried about the Renters Reform changes?
Many landlords are concerned about tenants who stop paying rent and the loss of easy eviction. Short-term rental avoids that worry, because guests pay up front and stay for a set period.
Stay in the property yourself
If you want to use the property when you visit London, or you do not live in it full time, it can earn while you are away and be yours when you are here.
Property care
Better condition, not worse.
A long tenancy can leave a property tired. A well-run short let does the opposite, because someone is always looking after it. Tap an item to read more.
We are constantly on top of it
A property that is let short-term is seen all the time, so small problems do not get a chance to grow. That is hard to match with a traditional long-term tenancy.
Professionally cleaned between every stay
Every stay ends with a professional clean, including linen changes, so the property is reset to a high standard again and again.
Regular inspections
We inspect the property regularly, so we see wear early rather than at the end of a tenancy.
Fixed as it happens
If something needs fixing, we usually know straight away and get it sorted. Wear and tear is dealt with as it comes up, not left to build.
Guest damage
Serious guest damage is very rare. Where it does happen, we have generally been able to sort it out through insurance or damage protection, where covered.
Properties that still look great
Some of the properties we manage were fully renovated a few years ago. They still look very good today.
About us
It started with one property in 2021.
We decided to try out Airbnb - and it worked. We bought more properties and turned them into short-term rentals, and in 2022 we began offering our services as managers to other landlords.
Today we manage properties across Central and Greater London, everything from one-bedroom apartments to houses to penthouses.
Why Short Hosts
Big enough to know what we are doing. Small enough to care.
We are big enough to have the experience and a proper team behind you, and small enough that you deal with us directly.
We are straightforward. If we do not think your property is suitable, we will tell you that too.
